Detailed investigation of former pharmaceutical manufacturing site

Working on a sensitive, existing pharmaceutical distribution site, EPS was able to manage a detailed site investigation to satisfy the expectations of a number of stakeholders involved in the sale/acquisition of the property, whilst also working towards satisfying anticipated planning issues associated with the redevelopment of a site with a potentially contaminative site history.

Project: Site assessment to facilitate due diligence and planning support for a proposed acquisition of the site and associated redevelopment (demolition of existing buildings and construction of a new warehouse). This work comprised the pre-demolition phase, with further works proposed for post-demolition.

Nature of site: A 6.6 hectare commercial property site with a series of buildings present, used for the packaging and distribution of pharmaceutical products but also with a history of pharmaceutical manufacturing.

Scope: Investigation comprised drilling of 11 deep shell & auger boreholes to a max depth of 20m, 11 shallow window sampler boreholes, and 12 trial pits. Soakaway testing was undertaken, and follow up groundwater, gas and vapour sampling was carried out.
